No. With the Lease Review/Approval Service, you are generating the lease and addenda through your PM software.

We sure do, every day. We recommend that you have us prepare the lease, but some of our clients wish to produce the lease using their PM software.

It will take us a couple days to give you the green light on your PM software prepared lease and addenda.

Generally there is no charge unless you wish that we go through your lease word for word, compare it with our lease and fully give all of our recommendations.

YES! In fact, we recommend that you do! We will give it to you in WORD format and you can work it into your PM software.

Normally it will be done within 1-2 hours during business hours. Have a last minute one? Just call and it will be done immediately.

Our main function is to review any Special Stipulations, help redraft them, look for any obvious mistakes or problems and look for lease/addenda conflicts.

No. Heist, Weisse & Wolk can’t take on that responsibility. That would be included if we actually PREPARED each lease. When you use a property management software generated lease, there is always the chance of “garbage in” – “garbage out”.

We charge $35 per Lease and you and your property owner will get the same benefits from our firm as what our FULL LEASE PREPARATION clients receive.

Our firm will bill you when each lease is reviewed and approved, and you can choose to pay by ACH, check, or Credit Card within 30 days. We work with your payment and billing methods.

Just like with our full Lease Preparation Service, there is no charge and any bill sent is voided.

Most Property Managers charge the property owner for Legal Services, Evictions, Lease Review/Approval, Lease Preparation, Legal Compliance Fees, Leasing Fees. That’s between you and the property owner. We see property managers charge fees ranging from $35 to $150 a Lease.

No. We assist in most landlord/tenant law issues but it’s crucial to come to us early as prevention is always better then having to fix an avoidable problem.

No. We recommend you have us prepare the full lease that is far safer and reduces liability, but we understand that some will choose to save a few minutes of time, so we are accommodating the desires of our clients.
